FLAGSHIP HEALTHCARE PROPERTIES ACQUIRES MOB IN WINTER GARDEN, FLORIDA

CHARLOTTE, N.C. — Flagship Healthcare Properties (Flagship), an outpatient healthcare real estate firm, has acquired a newly-built, Class A medical office building (MOB) in Winter Garden, Florida.

The 23,241-square-foot property is located at 12323 W. Colonial Drive and is anchored by AdventHealth Well 65+, a primary care practice that has five locations across central Florida. Co-tenants include AdventHealth Sports Med and Rehab, Winter Garden OB/GYN, Orlando Neurosurgery and The Ear, Nose, Throat & Plastic Surgery Associates. The property is a part of the area’s burgeoning medical and commercial corridor with nearby hospital systems such as AdventHealth Winter Garden and Orlando Health – Health Central.

Winter Garden is a part of the Orlando metropolitan statistical area (MSA), the third largest MSA in Florida and 23rd largest in the U.S. The area is known for its robust healthcare sector due to its esteemed healthcare systems and West Orange Healthcare District, a former healthcare investor that amassed more than $245 million for the Winter Garden community in 2022.

“As Orlando’s population has continued to swell, bedroom communities like Winter Garden have benefited and are experiencing explosive growth with an increased need in support services such as patient-focused healthcare,” said Flagship’s Executive Vice President of Acquisitions Gerald Quattlebaum. “We have had tremendous success recently investing in the Orlando MSA and we are excited to continue that trend by adding this first-class, state-of-the-art healthcare destination facility to our portfolio.”

The property was acquired through Flagship’s private real estate investment trust, Flagship Healthcare Trust (Flagship REIT). Flagship will also provide property management and asset management services for the MOB.
