LEAD MAINTENANCE ENGINEER – GREENSBORO/WINSTON-SALEM

JOB SUMMARY:

Assists the Chief Maintenance Engineer in directing the Maintenance Engineers with the operations and maintenance of all assigned buildings; provides direct support to field operations, performance metric tracking and reporting, and implements strategic material acquisition strategies.

 

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Maintains staffing schedules and employment records for responsible areas in connection with planning, scheduling and execution of facility maintenance work, within designated portfolio.
  • Supports preparation of monthly/quarterly operations and mechanical reports and prepares technical evaluations/deficiencies reports on existing mechanical/life safety systems and components.
  • Plans schedule of work in accordance with established priorities.
  • Ability to self-manage and operate independently.
  • Furnishes the Maintenance Technicians with basic data required in effecting overall and long-range planning.
  • Performs property visits to maintain liaison with Maintenance Technicians on building/equipment conditions.
  • Responds effectively to all emergencies during normal and after-hours.
  • Ability to maintain and operate HVAC equipment, Fire Life Safety equipment and all other associated building equipment.
  • Coordinates purchasing and inventory control procedures.
  • Maintains inventory/upkeep of all company equipment, tools and material.
  • Attends periodic training seminars.
  • Assists in Preventive Maintenance Programs for all building equipment including HVAC Building Automation Systems.
  • Assists in the organization of the Maintenance Department.
  • Assists with project management and oversight.
  • Maintains liaison with Chief Technician regarding work orders, job completion dates and priorities and estimates.
  • Furnishes the Chief Technician with information relative to criticality of buildings.
  • Makes recommendations for systems improvement through immediate supervisor or management.
  • Makes recommendations concerning Capital Budgets/Projects.
  • Handling, scheduling, and documenting all Life Safety Compliance requirements for Ambulatory Surgery Center Accreditation organizations.
  • Performs additional job duties as requested.

 

EDUCATION & EXPERIENCE:

  • High School Diploma or General Education Degree (GED) required.
  • Some College or Technical School preferred.
  • Minimum of four (4) years training and experience in electrical, HVAC and refrigeration system operation, design application and maintenance.
  • Minimum of three (3) years’ experience in technical operations supervision.
  • Minimum of two (2) years in Medical Building maintenance environment.
  • Ability to read and understand blueprints (Preferred).

 

COMMUNICATION SKILLS:

  • Ability to communicate effectively and clearly with tenants, vendors, employees and visitors.
  • Ability to communicate via email with proper punctuation and spelling.
  • Ability to comprehend and interpret instructions.
  • Ability to write routine reports and correspondences.

 

COMPUTER SKILLS:

  • Basic working knowledge of building control and automation systems.
  • Knowledge of CMMS Systems.
  • Working knowledge of Microsoft Office programs.
  • Working knowledge of Smart Phone.

 

CERTIFICATES, LICENSES, REGISTRATIONS:

  • CFC/EPA 608 Certification preferred.
  • Universal Level EPA CFC Recovery Certification
  • BOMA Institute participation preferred.
  • Valid driver’s license required.

ASSET MANAGEMENT ANALYST

Flagship Healthcare Properties is a rapidly growing commercial real estate investment firm located in Charlotte, NC that specializes in the development, acquisition, management and leasing of healthcare real estate properties, with a concentration in the Southeastern United States.  Flagship launched a private real estate investment trust in 2018 to consolidate and convert its legacy, closed-end investment funds into a perpetual investment platform, with a current estimated asset value in excess of $500 million.

The portfolio now requires an Asset Management Analyst who will be responsible at the direction of the VP of Asset management for creating and maintaining the valuation models through Argus for the REIT’s portfolio of assets to facilitate the quarterly determination of the REIT’s share price.  The analyst will serve as a liaison with the firm’s external valuation provider and assist with the firm’s internal valuation process.  In addition, the analyst will work directly with the Asset Management and Investor Relations teams to evaluate and analyze the impact of various transaction structures (lease terms, sale/refinance terms, etc.) on property value. The portfolio analyst will perform an integral function in ensuring consistency and accuracy of performance and valuation data through the company’s various databases and external communications.

Key Responsibilities

  • Create, update and maintain the firm’s valuation models and REIT model (via Argus, Excel, and other software)
  • Evaluate and explain the impacts on value of various transaction structures (lease, refinance, and sale scenarios)
  • Assist in creating updated marketing materials for prospective and current shareholders, senior management, and the REIT’s Board of Directors
  • Investigate and develop knowledge of market leasing assumptions for use in underwriting and valuation modeling
  • Prepare financing packages for use in refinancing maturing loans
  • In periods of peak acquisition activity, support the Acquisitions team’s efforts
  • Periodically updating property level competitive sets utilizing listing data such as Revista and Co-Star in order to benchmark comparable lease rates, concessions and general leasing assumptions

PROPERTY MANAGER – FLORIDA

Flagship Healthcare Properties’ Property Manager is responsible for all aspects of the successful operations of multiple commercial real estate properties and facility management assignments and will report to the Senior Vice President of Property Management.   The Property Manager is a remote position and will be based in either Orlando, Tampa or Sarasota.

 

Key Responsibilities Include:

  • Developing and managing annual property budgets and forecasts
  • Developing and managing a capital expenditure and property maintenance program for each asset
  • Reviewing, understanding, and enforcing leases for managed properties
  • Developing effective working relationships with team members, tenants, vendors and investors
  • Assisting in the preparation of regular investor communication regarding asset highlights, performance and variance from plan, and monthly reporting responsibilities
  • Input and monitoring of new leases and lease changes into software programs
  • Effectively communicating (both written and verbal) property and project updates
  • Providing leadership in working with FHP’s Chief Engineer, Tenant Services Coordinator, Maintenance Technicians, and Executive Vice President of Property Management to provide first class service and management of FHP’s properties
  • Entering work orders as needed into Building Engine work order system and monitor completion
  • Conducting regular site visits of all managed properties
  • Maintaining open and frequent communication with tenants
  • Portfolio and facility management oversight within the region as assigned
  • Assisting in the retention and leasing efforts of managed properties
  • Responding to after-hours emergencies as needed and coordinate response by maintenance personnel
  • Coordinating tenant appreciation events and practice manager meetings
  • Reviewing, coding, and approving property invoices for property expenses in AvidXchange
  • Coordinating tenant move-in (rent start letter, signage, keys, cleaning, tenant info sheet, etc.)
  • Coordinating tenant move-out (suite walk-through, security deposit, keys, cleaning)
  • Maintaining property keys
  • Oversee construction of TI’s and capital improvement projects as needed
  • Travel required in and out of state to manage portfolio

 

The Ideal Candidate Will Possess:

  • A minimum of five years’ experience in commercial real estate property management, preferably in commercial health care real estate management
  • Proficiency in property management software systems MRI, Yardi, and AvidXchange, Building Engines a plus
  • Current Real Estate license in the state of Florida
  • A Bachelor’s Degree
  • Excellent written and verbal communication skills, a positive attitude, problem solving abilities, organizational and analytical skills, and a focus on customer service
  • The ability to effectively balance the need to maximize investment performance while delivering the best experience to our tenants
