Lead Technician

Flagship Healthcare Properties is a rapidly growing commercial real estate investment firm located in Charlotte, NC that specializes in the development, acquisition, management and leasing of medical and professional office properties, primarily in the Southeast and Mid-Atlantic.

Flagship is seeking a positive, energetic and hardworking individual to fill the role of Lead Technician.  This position will assist the Chief Technician in directing the Maintenance Technicians with the operations and maintenance of all assigned buildings; provides direct support to field operations, performance metric tracking and reporting, and implements strategic material acquisition strategies.

ESSENTIAL DUTIES AND RESPONSIBILITIES:

  • Maintains staffing schedules and employment records for responsible areas in connection with planning, scheduling and execution of facility maintenance work, within designated portfolio.
  • Supports preparation of monthly/quarterly operations and mechanical reports and prepares technical evaluations/deficiencies reports on existing mechanical/life safety systems and components.
  • Plans schedule of work in accordance with established priorities.
  • Ability to self-manage and operate independently.
  • Furnishes the Maintenance Technicians with basic data required in effecting overall and long-range planning.
  • Performs property visits to maintain liaison with Maintenance Technicians on building/equipment conditions.
  • Responds effectively to all emergencies during normal and after-hours.
  • Ability to maintain and operate HVAC equipment and all other associated building equipment.
  • Coordinates purchasing and inventory control procedures.
  • Maintains inventory/upkeep of all company equipment, tools and material.
  • Attends periodic training seminars.
  • Assists in Preventive Maintenance Programs for all building equipment including HVAC Building Automation Systems.
  • Assists in the organization of the Maintenance Department.
  • Assists with project management and oversight.
  • Maintains liaison with Chief Technician regarding work orders, job completion dates and priorities and estimates.
  • Furnishes the Chief Technician with information relative to criticality of buildings.
  • Makes recommendations for systems improvement through immediate supervisor or management.
  • Makes recommendations concerning Capital Budgets/Projects.
  • Performs additional job duties as requested.

EDUCATION & EXPERIENCE:

  • High School Diploma or General Education Degree (GED) required.
  • Some College or Technical School preferred.
  • Minimum of four (4) years training and experience in electrical, HVAC and refrigeration system operation, design application and maintenance.
  • Minimum of three (3) years’ experience in technical operations supervision.
  • Ability to read and understand blueprints preferred.

COMMUNICATION SKILLS:

  • Ability to communicate effectively, clearly and professionally with tenants, vendors, employees and visitors.
  • Ability to communicate via email with proper punctuation and spelling.
  • Ability to comprehend and interpret instructions.
  • Ability to write routine reports and correspondences.

COMPUTER SKILLS:

  • Basic working knowledge of building control and automation systems.
  • Knowledge of CMMS System. (Building Engines) preferred.
  • Working knowledge of Microsoft Office programs.
  • Working knowledge of Smart Phone.

CERTIFICATES, LICENSES, REGISTRATIONS:

  • CFC/EPA 608 Certification preferred.
  • Universal Level EPA CFC Recovery Certification
  • BOMA Institute participation preferred.
  • Valid driver’s license required.
  • OSHA 10 Training

 Responsibilities:

  • Sourcing off market medical acquisitions by building relationships with physicians, brokers, developers and owners of healthcare real estate

Facility Services Coordinator

Facility Services Coordinator

Flagship Healthcare Properties is a rapidly growing commercial real estate investment firm located in Charlotte, NC that specializes in the development, acquisition, management and leasing of medical and professional office properties, primarily in the Southeast. The Facility Services Coordinator is responsible for monitoring the work order system, coordinating and assisting Maintenance Engineers, and serves as the primary point of contact for all tenant maintenance requests. Professionalism is a must at all times to reflect the high standards of the company.

 Responsibilities:

  • Receive all maintenance service requests submitted by phone, email, and Building Engines. Process and allocate work orders by priority and urgency to correct internal technician or vendor.
  • Manage all work orders from beginning to end resolution. Follow up on vendor work orders to ensure completion and clear from system in a timely manner.
  • Provide training as needed to tenants, property management and maintenance staff on Building Engines software
  • Monthly invoice review and submission to Accounting
  • Assist Facility Services Manager with compiling and submitting all Engineer monthly Expense Reports in Concur
  • Monthly Concur charge cross reference to ensure all materials charges are accounted for on invoices
  • Provide support to the Engineering team by coordinating all FHP Maintenance Technician schedules and work flow
  • Assist Maintenance Technicians with coordinating vendor work at their buildings
  • Meet regularly with Facility Services Manager on ongoing and priority FHP Maintenance items
  • Oversight and management of Building Engines software including new building set up
  • Assist with scheduling, coordinating, and compiling reports and documentation of Quarterly and Annual Fire, Life Safety inspections and certification to ensure FHP is in compliance with all regulatory agencies
  • Manage maintenance personnel schedules, hours worked, and building coverage
  • Assist with maintaining accurate building information in online database
  • Maintain accurate tenant contact information including alarm codes, emergency contacts, email addresses, etc.
  • Serve as the primary point of contact for third party property vendors
  • Maintain accurate vendor contact information in Building Engines

 Responsibilities:

  • Identify new client opportunities in the healthcare real estate sector while developing and sustaining trusted relationships with local brokers and referral sources.
  • Manage property tours with prospects and brokers.
  • Prepare documents including Lease Proposals, Letters of Intent, customer and prospect correspondence, reports, invoices, etc. consistent with the Firm’s policies and procedures

  • Participate in Brokerage Team Meetings to update Firm on leasing activity, market information, new business generating efforts, prospects and market knowledge and trends.
  • Coordinate with brokerage marketing assistant to ensure all listing databases are current.
  • Seek out industry-specific conferences and events to become fully engaged in the healthcare real estate sector.
  • Assist the Firm by also identifying other service line opportunities, including property management, acquisitions and development projects.
  • Collaborate with Flagship’s asset management team to structure and achieve pro forma returns on Flagship-owned assets.

Requirements:

  • Active NC Real Estate License – with a willingness to become a Broker in Charge (BIC)
  • Exceptional professional verbal and written communication and interpersonal skills
  • Bachelor’s degree required
  • 2+ years of commercial real estate experience is preferred
  • Ability to prioritize multiple projects and tasks while ensuring all clients receive timely attention; strong time management skills
  • Advanced understanding of the Microsoft Office Suite, including Word, Excel, and Outlook
  • Independently driven; able to be a motivated self-starter
