Our Engineers are some of the most forward facing employees of our company with our tenants. They are highly visible and customer focused in everything they do. We take great pride in our tenant survey score results, which last year yielded a tenant satisfaction score for Engineering of 95%. We are proactive and perform routine preventive maintenance inspections. We want our properties to exceed our client expectations and Engineering is instrumental in bringing consistency to all properties we manage. We track all work orders and record all work history in our work order management system.
We provide ASC’s with valuable, cost effective facility service options to assist in meeting the Environment of Care (EC) and Life Safety requirements set forth by the respective Governing bodies – including Centers for Medicare and Medicaid Services (CMS), the State and other Accrediting Organizations. We complete all required life safety inspections and documentation within the EC. We provide oversight of the mandated Life Safety Compliance Book, ensuring all documentation and inspection requirements have been met and properly recorded under the Governing Authorities’ guidelines. We can also provide general maintenance services to ASC’s.
Asset managers have the fiduciary responsibility for the performance of the assets they manage through negotiating lease structures to maximize NOI, while weighing the value of capital expenditures at the property and portfolio level to create short- and long-term value for the REIT’s investors.

Ms. Addison joined Flagship Healthcare Properties in May 2021 and is now Managing Director, Vice President – Property Management. With over 15 years of commercial real estate and property management experience, Samantha leads the property management team in Georgia, Florida, Alabama, Louisiana and Arkansas. In addition to oversight of the property management team, Samantha is responsible for on-boarding new assets through acquisition as well as fostering relationships with new and existing clients while evaluating and adjusting the portfolio to maximize NOI and ensure overall success of the region.
Prior to joining Flagship, Samantha spent 6 years at Colliers International overseeing approximately 1 million square feet of office, flex, and medical office space in the Atlanta metropolitan area. Samantha’s experience also includes retail and industrial assets and has worked with various ownership entities including both private and institutional owners.

As Senior Vice President of Asset Management, Mr. Dawson is responsible for management of the firm’s owned or sponsored assets. His specific responsibilities include oversight of the assets’ leasing and marketing strategy, investor and lender liaison, capital planning and budgeting, and overall asset performance. Ryan’s experience includes leasing, disposition of properties (single & portfolio), debt financing as well as complex resolution to various situations involving landlords, tenants and lenders. He is a licensed real estate broker by the NC Real Estate Commission.
Prior to joining Flagship Healthcare Properties in 2014, Ryan worked as the corporate property manager for Driven Brands, a consolidated franchise holding company with more than 1,500 automotive service centers nationwide. There, his portfolio consisted of Class A office, industrial, and more than 180 free-standing retail sites.
A native of Columbia, Maryland, Ryan has lived in Charlotte, NC since 2001. In addition to spending time with his wife and seven children, who keep him busy with their various sporting and musical interests, Ryan enjoys traveling, exercise and being involved in his local church.

As the Property Controller for Flagship Healthcare Properties, Ms. Felsberg is responsible for maximizing the return on financial assets by establishing financial policies, procedures, controls, and reporting systems. Additionally, she supervises the firm’s property accountants and supports the property and asset managers. She has over 20 years of experience in Real Estate and Property Management Accounting. Suzanne has worked for Faison Associates, Lillibridge Healthcare Services (formerly Cogdell Spencer), D.R. Horton Homebuilders and most recently, she worked at Lincoln Harris as an Accounting Manager for a major healthcare client.
Fun Fact: Instead of an engagement ring, my fiancé (now husband) bought us NCAA Final Four tickets. Coincidentally, the University of Kentucky Wildcats, my favorite team, ended up playing in the Final Four that year (1993).

Mr. Kneeland joined Flagship Healthcare Properties in December of 2017. As Vice President, Managing Director – Property Management, Kyle leads the property management teams in Virginia, Maryland, Tennessee, Kentucky and Indiana while also managing a portfolio of class A medical office properties in this same region. His responsibilities include oversight, and implementation of the department’s policies and procedures and streamlining processes and interaction with out departments. Kyle is also responsible for onboarding assets from acquisitions, development and new third party properties in our day-to-day operations.
Prior to joining Flagship Healthcare Properties, Kyle served as the Director of Property Services for Cushman & Wakefield | Thalhimer in the Fredericksburg and Northern Virginia market. Kyle’s previous portfolio included a mix of retail, office, mixed-use, warehouse and medical office properties. Kyle has managed properties for a variety of ownership entities including private owners, institutions, investment groups, banks and special servicers.
Fun Fact: When I was a child my parents and teachers told me that I could be anything I wanted to be when I grew up. I told them I wanted to be an octopus.

Polly joined Flagship as a Property Manager in October 2020 and quickly established herself as a Senior Property Manager handling all our assignments in Tennessee, Kentucky and Indiana. Previously, Polly served as the Director of Property Management for Investor Management Service where she directly managed a mixed portfolio of 500,000+ sf including medical, retail and office. Polly has served her local IREM Chapter as the Chapter President and also holds her CPM designation. She’s an avid fan of DIY projects, hiking in the Smoky Mountains and SEC football.

Rex Noble is a Partner and Executive Vice President with Flagship Healthcare Properties and focuses his efforts on the Asset Management function. His primary responsibility is maximizing the performance and value of the real estate portfolio, while formulating and implementing the long range real estate asset management strategy.
Prior to joining Flagship Healthcare Properties, Rex was SVP Asset Management at Lillibridge Healthcare Services with responsibility over 150 medical properties with a combined square footage in excess of 8 million square feet. In 2005, Rex was instrumental in the IPO of Cogdell Spencer Inc. Subsequently in 2012, Rex was one of the transition leaders during the acquisition of Cogdell Spencer by Ventas/Lillibridge Healthcare Services.

Amanda began her Commercial Property Management journey in retail in 2011, becoming a fully licensed NC Real Estate Broker in 2017. She joined Flagship Healthcare Properties as a Property Manager in September of 2019, and currently serves as VP & Senior Property Manager managing a portfolio of the firm’s medical office properties in the Greensboro, Raleigh and Wilmington areas.
Embracing the old adage that “there are no problems, only opportunities,” she thrives on the day to day opportunities that the Medical Office Property Management industry present to learn and to grow in her experience.
While performing general property management functions, she works closely with Flagship’s in-house Facilities Maintenance division and a wide array of trusted contractors and vendors to ensure first-class operations and tenant satisfaction at all of her properties.
A long-time resident of the Central NC area, Amanda enjoys fitness, hiking, gardening (or trying to), and spending her time with her family and four-legged son, Oliver.
Fun Fact: After riding 2500 miles at the 9/11 Tribute Motorcycle Ride in 2012, I took a rider’s course and added the Motorcycle endorsement to my Driver’s License.

Lauren Rubino began her Commercial Property Management journey in 2005, and managed retail shopping centers for 17 years. She joined Flagship Healthcare Properties as a Senior Property Manager in April of 2022, and currently serves as VP & Senior Property Manager managing a portfolio of the firm’s medical office properties in the Charlotte Metro area. Additionally, Lauren is privileged to lead an amazing team of two Property Managers and an Assistant Property Manager.
What Lauren loves about her career is that it offers endless challenges and learning opportunities. The balance of onsite and behind the desk functions, and the ability to work with so many terrific people to get it all done make it truly rewarding.
Originally from Vernon, Connecticut she has been living in the Carolinas for two decades. Married to husband Jesse, they have three beautiful boys and one fur baby (also a boy). Although children and sports currently occupy most of her “spare” time, Lauren enjoys working in the yard, organizing, and tackling small home projects with her husband.

Mr. Shull is a Partner with Flagship Healthcare Properties and has served as Executive Vice President of Property Management for the firm since its inception in 2010. Joe oversees the Property Management and Maintenance departments and leads a team of individuals in the day-to-day operations of both lines of business. Joe has dedicated the entirety of his career to property management, and since 2006 has been specialized in the management and operations of medical office buildings and ambulatory surgery centers.
Prior to joining the firm, Joe was a Property Manager at Bissell, where he began his career in commercial real estate after graduating from Appalachian State University.
Joe is a native of Charlotte, North Carolina where he attended Myers Park High School. In addition to spending time with his wife, two sons, and family, Joe enjoys golf, fishing, and sports.

Her primary responsibilities include insurance claims reporting, acting as official liaison between FHP’s legal counsel and asset management, leasing and brokerage staff handling lease preparation for tenants, lease abstraction, occupancy reporting and ensuring the financial correctness of lease data.

Coire Stiene, Vice President and Managing Director of Engineering at Flagship Healthcare Properties, is responsible for overseeing operations and maintenance of the company’s growing portfolio of properties throughout the Southeast. He also oversees all regulatory compliance needs for Ambulatory Surgery Centers (ASCs), including Environment of Care (EC) and Life Safety (LS) requirements set forth by governing authorities such as the Centers for Medicare and Medicaid Services (CMS), The Joint Commission (JCR), National Fire Protection Association (NFPA), the State Survey Agency (SA), and other Accrediting Organizations (AOs) for ASCs.
As an established leader, Coire works closely with departmental colleagues to establish processes and procedures that result in providing quality service to Flagship’s clients and tenants. He has been with the company since 2016 and has over 10 years of experience in the building maintenance field.
Recently, Coire acquired the NFPA’s Certified Fire Inspector – Level 1 Certification. This certification is an essential credential for demonstrating proficiency in inspecting buildings to verify that all federal, state, and local fire and life safety regulations are being followed and helping to ensure that all fire protection systems are operationally ready.
Fun Fact: I am not good at it, but I do a lot of fishing in my spare time. (My enjoyment of the outdoors overrides my lack of skill.) I’m also an avid shooter, and frequently go skeet shooting with friends.

He also oversees all regulatory compliance needs for Ambulatory Surgery Centers (ASCs), including Environment of Care (EC) and Life Safety (LS) requirements set forth by governing authorities such as the Centers for Medicare and Medicaid Services (CMS), The Joint Commission (JCR), National Fire Protection Association (NFPA), the State Survey Agency (SA), and other Accrediting Organizations (AOs) for ASCs.
As an established leader, Coire works closely with departmental colleagues to establish processes and procedures that result in providing quality service to Flagship’s clients and tenants. He has been with the company since 2016 and has over 10 years of experience in the building maintenance field.
Recently, Coire acquired the NFPA’s Certified Fire Inspector – Level 1 Certification. This certification is an essential credential for demonstrating proficiency in inspecting buildings to verify that all federal, state, and local fire and life safety regulations are being followed and helping to ensure that all fire protection systems are operationally ready.
Fun Fact: I am not good at it, but I do a lot of fishing in my spare time. (My enjoyment of the outdoors overrides my lack of skill.) I’m also an avid shooter, and frequently go skeet shooting with friends.

Prior to joining the firm, Joe was a Property Manager at Bissell, where he began his career in commercial real estate after graduating from Appalachian State University.
Joe is a native of Charlotte, North Carolina where he attended Myers Park High School. In addition to spending time with his wife, two sons, and family, Joe enjoys golf, fishing, and sports.

Amanda began her Commercial Property Management journey in retail in 2011, becoming a fully licensed NC Real Estate Broker in 2017. She joined Flagship Healthcare Properties as a Property Manager in September of 2019, and currently serves as VP & Senior Property Manager managing a portfolio of the firm’s medical office properties in the Greensboro, Raleigh and Wilmington areas.
Embracing the old adage that “there are no problems, only opportunities,” she thrives on the day to day opportunities that the Medical Office Property Management industry present to learn and to grow in her experience.
While performing general property management functions, she works closely with Flagship’s in-house Facilities Maintenance division and a wide array of trusted contractors and vendors to ensure first-class operations and tenant satisfaction at all of her properties.
A long-time resident of the Central NC area, Amanda enjoys fitness, hiking, gardening (or trying to), and spending her time with her family and four-legged son, Oliver.

Mr. Kneeland joined Flagship Healthcare Properties in December of 2017. As Vice President, Managing Director – Property Management, Kyle leads the property management teams in Virginia, Maryland, Tennessee, Kentucky and Indiana while also managing a portfolio of class A medical office properties in this same region. His responsibilities include oversight, and implementation of the department’s policies and procedures and streamlining processes and interaction with out departments. Kyle is also responsible for onboarding assets from acquisitions, development and new third party properties in our day-to-day operations.
Prior to joining Flagship Healthcare Properties, Kyle served as the Director of Property Services for Cushman & Wakefield | Thalhimer in the Fredericksburg and Northern Virginia market. Kyle’s previous portfolio included a mix of retail, office, mixed-use, warehouse and medical office properties. Kyle has managed properties for a variety of ownership entities including private owners, institutions, investment groups, banks and special servicers.
Fun Fact: When I was a child my parents and teachers told me that I could be anything I wanted to be when I grew up. I told them I wanted to be an octopus.

Lauren Rubino began her Commercial Property Management journey in 2005, and managed retail shopping centers for 17 years. She joined Flagship Healthcare Properties as a Senior Property Manager in April of 2022, and currently serves as VP & Senior Property Manager managing a portfolio of the firm’s medical office properties in the Charlotte Metro area. Additionally, Lauren is privileged to lead an amazing team of two Property Managers and an Assistant Property Manager.
What Lauren loves about her career is that it offers endless challenges and learning opportunities. The balance of onsite and behind the desk functions, and the ability to work with so many terrific people to get it all done make it truly rewarding.
Originally from Vernon, Connecticut she has been living in the Carolinas for two decades. Married to husband Jesse, they have three beautiful boys and one fur baby (also a boy). Although children and sports currently occupy most of her “spare” time, Lauren enjoys working in the yard, organizing, and tackling small home projects with her husband.

Polly joined Flagship as a Property Manager in October 2020 and quickly established herself as a Senior Property Manager handling all our assignments in Tennessee, Kentucky and Indiana. Previously, Polly served as the Director of Property Management for Investor Management Service where she directly managed a mixed portfolio of 500,000+ sf including medical, retail and office. Polly has served her local IREM Chapter as the Chapter President and also holds her CPM designation. She’s an avid fan of DIY projects, hiking in the Smoky Mountains and SEC football.

Ms. Addison joined Flagship Healthcare Properties in May 2021 and is now Managing Director, Vice President – Property Management. With over 15 years of commercial real estate and property management experience, Samantha leads the property management team in Georgia, Florida, Alabama, Louisiana and Arkansas. In addition to oversight of the property management team, Samantha is responsible for on-boarding new assets through acquisition as well as fostering relationships with new and existing clients while evaluating and adjusting the portfolio to maximize NOI and ensure overall success of the region.
Prior to joining Flagship, Samantha spent 6 years at Colliers International overseeing approximately 1 million square feet of office, flex, and medical office space in the Atlanta metropolitan area. Samantha’s experience also includes retail and industrial assets and has worked with various ownership entities including both private and institutional owners.
