Portfolio and Asset Management Analyst

General Overview
Flagship Healthcare Properties is a rapidly growing commercial real estate investment firm located in Charlotte, NC that specializes in the development, acquisition, management and leasing of healthcare real estate properties, with a concentration in the Southeastern United States. Flagship is launching a private real estate investment trust to consolidate and convert its legacy, closed-end investment funds into a perpetual investment platform, with an estimated asset value of more than $250 million at inception.
The newly created Portfolio and Asset Management Analyst will be responsible for creating and maintaining the valuation models for the REIT’s portfolio of assets to facilitate the quarterly determination of the REIT’s share price. The analyst will serve as the primary liaison with the firm’s external valuation provider and lead the firm’s internal valuation process. In addition, the analyst will work directly with the Asset Management team to evaluate and analyze the impact of various transaction structures (lease terms, sale/refinance terms, etc.) on property value. The portfolio analyst will be the leader in ensuring consistency and accuracy in performance and valuation data throughout the company’s various marketing pieces and databases.

Key Responsibilities
• Create, update and maintain the firm’s valuation models (via Argus, Excel, and other software)
• Evaluate and explain the impacts on value of various transaction structures (lease, refinance, and sale scenarios)
• Assist in creating updated marketing materials for prospective and current shareholders, senior management, and the REIT’s Board of Directors
• Investigate and develop knowledge of market leasing assumptions for use in underwriting and valuation modeling
• Prepare financing packages for use in refinancing maturing loans
• In periods of peak acquisition activity, support the Acquisitions team’s efforts

Director of Investor Relations

General Overview
Flagship Healthcare Properties is a rapidly growing commercial real estate investment firm located in Charlotte, NC that specializes in the development, acquisition, management and leasing of healthcare real estate assets, with a primary concentration in the Southeastern United States. Flagship is launching a private real estate investment trust to consolidate and convert its legacy, closed-end investment funds into a perpetual investment platform, with an initial asset value estimated at $250 million at inception. It is the intent of the REIT to continue to grow its capital and asset base indefinitely.
The newly created Director of Investor Relations role will be responsible for expanding the accredited investor base of Flagship Healthcare Trust through direct outreach to single and multi-family offices, high net worth individuals, Registered Investment Advisor network, wealth management firms and tax-exempt investors such as retirement plans and endowments. In addition, this role will facilitate investment into the REIT via a new Irish-based Alternative Investment Fund via a U.S. corporate blocker entity. This position is a highly visible role in the organization and presents an opportunity to directly support executive management in shaping the message of the company. In short, the Director of Investor Relations will have the primary responsibility for the acquisition of, communication with, and retention of investors in Flagship Healthcare Trust.

Key Responsibilities
• Through direct calling efforts, raise $30-60 million annually in new REIT equity from accredited investors, via investments ranging from $500,000 to $10 million per investor.
• Establish and maintain a prospective investor database
• Draft press releases for investment activity and quarterly investor updates
• Prepare regular updated shareholder marketing materials for new and existing investors
• Expand the company’s competitive intelligence through a quarterly metrics deck and regular updates on the investment community’s perception of the company for the executive management team
• Promptly respond to existing and prospective shareholder’s general and specific inquiries
• Serve as the primary liaison with the firm’s stock transfer agent
• Serve as the primary liaison with the investment community
• Coordinate ongoing marketing schedule, including investor conferences and roadshows
• Develop familiarity with the internal and external regular Net Asset Value valuation process in order to sufficiently explain to shareholders
• Facilitate completion of Subscription Agreements and onboarding of new investors

The Ideal Candidate will Possess:
• Demonstrated, established relationships with potential investors
• Broad knowledge of the universal investment landscape (public and private equity, debt markets, public and private real estate markets, etc)
• An ability to clearly and convincingly communicate, in both written and verbal form, and in one-on-one and large audience situations, the benefits of investing in the healthcare real estate via a private REIT
• Knowledge of Regulation D Exempted private placement offerings
• An ability to discern and prioritize those prospect/shareholder meetings the director can complete on his or her own versus those in which other members of senior management should attend
• A firm grasp of traditional REIT accounting metrics
• A willingness and ability to regularly travel, both domestically and internationally, to raise capital
• Demonstrated success in new business development, sales, financial literacy and acumen, polished marketing and presentation skills,

Property Administrator

Flagship Healthcare Properties is a rapidly growing commercial real estate investment firm located in Charlotte, NC that specializes in the acquisition, development, management and leasing of medical office properties, primarily in the Southeast. The Property Administrator is a newly created position to support the firm’s property managers and property management department. This is an administrative role requiring customer service skills and a knowledge of property management responsibilities. We are looking for someone with the unique combination of skill sets to assist and support managers in daily administrative tasks and projects as assigned. As a boutique firm, we hire professionals with the highest ethical standards and work ethic given our team members have a direct impact on our firm’s reputation and performance.

Responsibilities:

Billing/Accounting/Communication with tenants
• Assisting with delinquencies, per direction of PM (running statements and forwarding)
• Drafting tenant notification letters as follows under PM review & signature:
o Delinquency Notices – if needed
o Rent Increase Letters
o Hold-Over Notices
o Other correspondence as assigned
• Work with Lease Administrator (LA) on tenant billing questions and respond back to tenant
• Assist as needed or coordinate with accounting/LA on tenant bill backs
• Communicate with tenants on billing issues as follows:
o Check being made out to wrong entity
o Notify tenant to email accountant when ACH is made monthly
o Notify tenant on change of address requirements per lease
• Run MRI & Yardi reports as needed by PM
• Forward invoices received in office to Avid
• Certificates of Insurance – follow up with LA/Property Services on compliance
• Prepare welcome letters to new tenants under PM signature
• New tenant – coordinate with Lease Administrator on invoicing needs
• Forward/follow up with tenants who are paying tax bills directly – monitor for compliance
• Assist with electrical/water sub-metering and coordinate billing with LA/Accounting
• Track TI allowances
• Assist with tenant notifications through Building Engines on scheduled maintenance/work/inspections

Vendors/Service Providers
• Service Contract – converting to standard form and managing renewal of contracts
• Assist in bidding out contracts and services – per management agreement
• Respond to vendor requesting status of payments
• Assist in scheduling building meetings with vendors and tenants
• Request w9’s as needed

Misc. Projects
• Assisting with Estoppels & SNDA collection efforts
• Assist with set up and planning tenant appreciation events/practice manager meetings

Travel Assistance
• Travel arrangement assistance – flights/hotels
• Assist w/email responses while traveling at direction of PM
• Act as point of contact during vacations/time out of office

New Property Assistance
• Assist with data collection
• Download and label photos
• Work with AP for utility set-up – monitor
• Other projects as assigned
