Flagship Healthcare Properties (Flagship) was engaged by Caldwell UNC Health Care (Caldwell UNC) in third quarter 2017 to develop a new 11,400 SF medical office building to house family care and urgent care offices located in Cajah’s Mountain, NC. The 3.8 acre site is located 5 miles south of Caldwell UNC’s hospital in Lenoir, and included two existing buildings – one serving administrative purposes and the other housing clinical offices for Southfork Family Care. As part of the transaction, Flagship purchased the land and existing buildings and put in place new leases between Flagship and Caldwell UNC for all three buildings. Flagship delivered the new building “turn-key” ready for occupancy in December of 2018.

Working within a tight design and construction schedule that required the clinic to move into the new building over a single weekend and see patients in the new facility before the end of 2018, Flagship delivered the facility ahead of schedule and within 15 months from engagement. Flagship successfully constructed the new building feet away from an existing family care office while ensuring access to that facility and Caldwell UNC’s high standard of care for their patients were uncompromised by construction activity and/or utility relocations. Flagship proactively engaged the practice manager of the existing clinic to discuss construction staging, parking, access, and temporary signage plans to reduce operational disturbance. Contractors were required to include in their bids, a plan outlining how they would stage the job to preserve access and parking for patients and staff during operating hours.

All capital costs were supplied by Flagship with no additional funding needed by the client.
