Summary
In December of 2019, Flagship successfully rezoned 8 acres of residential land in Charlotte’s Grier Heights neighborhood. The project was approved to include a new 12,500 SF medical office project, 18 mixed-income town homes (developed by the Charlotte Mecklenburg Housing Partnership) and 80 additional parking spaces for an adjacent ambulatory surgery center owned and managed by Flagship. This project took vision and is a great case study in how a little creativity, attention to detail and collaboration with neighbors can lead a true win-win-win scenario.
Very soon after contracting for the land, Flagship reached out to Grier Heights leadership to discuss their vision for the property ahead of the rezoning process. Ultimately, Flagship and neighborhood leadership worked out a plan to donate roughly half of the acreage for townhomes that would include for-sale affordable units. With community input and support, Flagship selected the Charlotte Mecklenburg Housing Partnership as its developer partner for the townhomes. Flagship will deliver neighborhood-scale medical office and supplemental parking for the surgery center. The project broke ground in July 2020 and has been praised by City leaders for its creative approach and as example of how private industry can work to address local affordable housing initiatives.
Flagship attended multiple community planning meetings and sought input from neighbors prior to and during the rezoning process. These efforts ensured a project vision that was aligned with the neighborhood and a unanimous vote of approval from City Council. A highly engineered and efficient site plan allowed for maximum efficiency within areas outside of the floodway. Flagship dedicated roughly one acre of land to Mecklenburg County for a future public greenway and constructed a 300ft multi-use access pathway.
