FLAGSHIP HEALTHCARE PROPERTIES ACQUIRES MEDICAL OFFICE BUILDING IN ROCK HILL, SOUTH CAROLINA
CHARLOTTE, N.C. — Flagship Healthcare Properties (Flagship), an outpatient healthcare real estate firm, has acquired a Class A, medical office building (MOB) in Rock Hill, South Carolina.
The 16,904-square-foot property was built in 2019 and is located within the award-winning Riverwalk community at 937 Riverwalk Parkway. The MOB is a part of the area’s burgeoning medical, residential, and commercial corridor and is near Piedmont Medical Center’s 288-bed hospital in Rock Hill and the newly-built 100-bed Piedmont Hospital in Fort Mill. Tenants of the property include Carolina Neurosurgery & Spine Associates and Oakview Dermatology.
Located off of Interstate 77, Rock Hill is York County’s largest city and the only major South Carolina city near Charlotte. The city has a diverse and growing workforce due to the presence of higher education institutions such as Winthrop University, as well as strong regional manufacturing, distribution, and healthcare sectors.
“As a newly developed medical project with market-leading anchor tenants, this value-add opportunity was of strong interest to us as it sits in our backyard here in Charlotte,” said Flagship’s Executive Vice President of Acquisitions Gerald Quattlebaum. “As a company, we have tremendous scale in the Charlotte MSA and have internal resources that we can bring to bear to address the remaining available space in the project which will help to meet the growing demand in this Charlotte bedroom community.”
The property was acquired through Flagship’s private real estate investment trust, Flagship Healthcare Trust (Flagship REIT). Flagship will also provide property management and asset management services for the MOB.
