NEW ALBANY, OHIO — Flagship Healthcare Properties (Flagship),  an outpatient healthcare real estate firm, is pleased to announce the acquisition of Central Ohio Surgical Institute, a Class A, fully-leased ambulatory surgery center (ASC) in New Albany, Ohio.

The 14,416-square-foot property, located at 6520 W. Campus Oval, was built in 2003 and is fully-leased to Central Ohio Surgical Institute, which is majority-owned by OhioHealth, a nationally recognized, not-for-profit, healthcare system based in Columbus, Ohio.

This state-of-the-art ASC features five operating rooms and offers multiple surgical specialties, including ENT, plastics, orthopedics, gynecology, dentistry, and gastroenterology. The Property is located 2.7 miles from the 60-bed Mount Carmel New Albany specialty hospital and 3.4 miles from the OhioHealth Emergency Care-New Albany freestanding ED.

“It was an easy decision to work with Flagship,” says Dr. Sam Westenskow, medical director for Central Ohio Surgical Institute. “Their team is experienced, genuine, and very professional. Flagship really knows surgery center real estate, and the whole acquisition process was smooth and efficient.”

The property’s prime location within the 9,000-acre New Albany International Business Park, an affluent master-planned suburb of Columbus, ensures strong demand and growth potential. New Albany, named the “#1 Suburb in America” by Business Insider, is a thriving city located northeast of Columbus in Franklin County.

“We couldn’t be happier to partner with OhioHealth and this dynamic group of physicians as we look to expand our presence in Ohio,” says Gerald Quattlebaum, Flagship’s executive vice president of acquisitions. “As their real estate partner, we will continue to support them in their mission of providing best-in-class healthcare to this rapidly growing area of the Columbus MSA.”

Said Blake Bratcher, Flagship’s executive vice president of ambulatory surgery centers: “We are excited about acquiring this high-quality, multi-specialty surgery center in a growing market anchored by trusted providers and OhioHealth, in partnership, as our long-term tenant.

“Ambulatory surgery centers are at the forefront of transformation in healthcare delivery, and we are continuing to capitalize on new opportunities in alignment with physicians, surgery center operators, and health systems to help them maximize their real estate so they can carry out their mission more effectively.”

The property was acquired through Flagship’s private real estate investment trust, Flagship Healthcare Trust (Flagship REIT). Flagship will also provide property management and asset management services for the ASC. Financing was provided by Fifth Third Bank and the sellers were represented by Nick Myers of Zeustra.
