The lease agreement between the Landlord and Tenant must be accurately managed and administered. We abstract all leases, enter the critical information into our property management software, and administer all leases accordingly. Our property budgeting follows a detailed budget schedule and approval process. It is a collaborative effort among different staff professionals and departments to prepare, present, and approve every budget for every property we manage. Our services include preparing customized financial statements, maintaining asset operating accounts, accounts payable, accounts receivable, and cash management. We provide detailed investor reports to our owners on their assets’ financial condition and performance.
All of our service professionals are dedicated to providing unsurpassed customer service to our clients and tenants. Every service request is given the importance it deserves and addressed promptly. We leverage technology to assist with tracking and documenting work requests through a secure online web portal that each tenant can access.
We maintain an insurance program with a major insurance carrier that includes “blanket” property and liability protection for all assets included in the policy. The blanket policy provides protection for all assets in a customized, enriched policy at competitive rates.
Our skilled in-house maintenance team provides general maintenance services to the buildings we manage. We pride ourselves on proactively maintaining our properties through a scheduled approach. Through regular “property sweeps,” we conduct routine building inspections, complete work orders, and identify and complete all work requests from tenants. All inspections, work orders, and maintenance activities are managed through a web and mobile property management software, which provides accountability and real-time information from both a responsiveness and cost-analysis perspective.
Our management and maintenance staff provides facility compliance services to ambulatory surgery center clients. These services include maintaining, inspecting, and documenting facility and life safety inspections for regulatory compliance requirements, as well as general maintenance services.
